Residential development at Aluzyjna Street
CONCEPT FOR A RESIDENTIAL DEVELOPMENT ON ALUZYJNA STREET FOR BEL DEVELOPMENT. The initial concept is the design consequence of three guidelines: • The investor: to achieve 5,500–6,000 m² of usable area; • The Head of the Architecture Department of the Białołęka District: permitting four-story developments with a set-back fifth floor (due to the requirement to harmonize with the single-family development on Aluzyjna Street and the persistent protests – including from residents of the JW Construction apartment buildings); • Technical regulations regarding solar exposure of apartments, shading of neighboring buildings, building lines, and distance from plot boundaries, as well as the requirement of 1 m² per apartment (with only one underground level being economically viable). The “Aluzya” tenement house, with its courtyard open to the street, completely fills the plot. The accentuation of the building’s height, with a flagpole extending the chimney grill, is provided by two duplexes – two-story apartments of approximately 120 m² each. To our knowledge, the Mayor of Białołęka may be interested in exceeding the standard dimensions only in architecture that creates the district’s identity. The proposed building’s character seems to meet this criterion of local dominance in the perspective of Aluzyczna Street, especially from Zamknięta Street. The building’s style is in keeping with the tradition of modernism. The aim was to ensure optimal ventilation of the apartments and to catch the sun from two directions. To maintain the clarity of the tectonic divisions, where apartments do not have terraces, small loggias (150 x 180 cm) are proposed, recessed into the façade. At the front, the building has a first setback above the second floor to harmonize with the surrounding low-rise buildings. At the rear, on the side of the five-story buildings, it has four floors, with the fifth floor set back by 1.5 meters.
